My name is Markus Savaglio, your local Sheboygan realtor, and today I wanted to bring you a quick housing update on Sheboygan County for December of 2024.
November had a total of 88 new listings, a 32% decrease over the 130 homes that listed in October, but a 12% increase from the 78 homes that listed in November of 2023. By this time last year, we had a total of 1,109 homes listed for sale, and currently we have 1,235. That's an increase of just over 11%.
88 homes successfully closed, a 20% increase over the 73 that closed in November of 2023 and a 4% decrease over the 92 homes that sold in October. Additionally, 58 of the 88 that closed sold at or above the list price, with the median list price being $275,000 and a closed sales price of $270,000.
If you're a buyer in this market and you want to get into a new home, November was a wash. New listings are up year over year, but down compared to last month. And months of inventory has remained unchanged at 2.1. There's still plenty of competition, with 65% of homes selling over the asking price. It's important to have confidence and understanding of the market and to work with an agent that has the same.
If you're a seller, the market remains on your side. Inventory levels are sitting at two months of supply. And that's creating an exceptional opportunity for sellers to get better prices, better terms and to dictate the process more than ever before. But like last month, you still need to be realistic and work within the confines of the market to make sure that you're not overpricing your home, especially on the high end, because we are seeing homes come back to the market after appraisals don't meet the sale price.
